Scope of Work
- is discussed with the client before the assignment begins
- may change, or expand if needed
- does not include a property inspection
- the property is researched by, when available, aerial maps, Google Street View, MLS sheets, etc.
- measurements of  the property are taken from reliable sources
- researching the subject property and comparables: MLS, on-line sources, and county websites.
- verification of comparables by MLS, Google Street View, aerial maps, etc.
- extraordinary assumptions, normal assumptions, and hypothetical conditions may apply

Every property is unique, and the Scope of Work changes with every assignment. The above is only a small sample of what is or can be provided with a exterior summary appraisal report.
